This three bedrooom villa has a light and airy feel, with spectacular views of the azure lake and surrounding hills from all four levels (with terraces at all levels), with the option of a spacious self contained studio apartment in the basement (which also enjoys a spectacular view and has its own kitchen and large shower room). This provides the possibility to increase the available accomoodation to four bedrooms. The studio apartment has a very comfortable double sofa bed, which can converted by day to a four seat sofa, to create a spacious living area. An additional kitchen and a spacious shower room is provided in the studio. This studio apartment can be offered separately if desired.

The location is truly spectacular. It is a five minute walk from the villa to the lakeside and five minutes drive/20 min walk to the delightful Akkaya Gardens restaurant where you can dine on the unique tree platforms accompanied by the sounds of frogs and thousands of cicadas.

The location of this villa is ideal for nature lovers, walkers, and those who desire a quiet and secluded location. There are two very large communal swimming pools.

Outdoors:

The nearest town (Dalaman) is just 20 minutes by car or shuttle bus and the nearest beaches with several kilometres of unspoiled Mediterranean sand are just 30 minutes away.

The delightful yachting centre of Gocek is only 20 minutes away, through a new tunnel. The attractive town of Dalyan is only 30 minutes in the other direction, located on an attractive river, with views of ancient tombs cut out of the rocky outcrop.

A short boat ride down river through the reed beds leads to the 10 km stretch of Iztuzu Beach (or Turtle Beach as it is otherwise known as this is the protected breeding ground of the Caretta Caretta Turtles).

After dark the beach is off limits. The reed beds offer great opportunities for bird watching and there are mud baths for those wanting to experience something different.

Fishing, horse riding, white water rafting and jeep safaris can all be arranged as required. There are many interesting archaeological sites to be visited within a days drive of the villa, most of them in the spectacular Xanthos Valley.

The attractive market town of Fethiye is about 45 mins drive away (which has an excellent fish market where fish can be bought and then taken to one of the surrounding restaurants to be cooked), and there are other excellent markets

Dalaman is an area of natural beauty, located between the sea and the mountains and benefiting from its proximity to many areas of interest both historical and geographic.

The town is ideally situated close to many resort areas such as Dalyan, Gocek, Sarigerme. Unlike Fethiye and other vibrant holiday resorts Dalaman is still very much a quiet region with unspoilt beaches, ancient ruins and parks. The Akkaya Valley is a year-round holiday community in the most beautiful surroundings, with villas scattered widely across a mountainside, amongst pine trees, olive groves and meadows, overlooking an emerald green lake.

Akkaya is Mediterranean Turkey at its most secluded and unspoilt, yet it is just 20 minutes from Dalaman international airport, which is now served by Easy Jet and year-round charter flights from the UK. It is also close to the new golf course at Sarigerme and excellent beaches, including the turtle beach at Iztuzu, while the marinas of Gocek are only 15 minutes away. The surrounding mountains are perfect for exploring on foot; and the area's trails are ideal from mountain biking. There is fishing on the Akkaya lake or white water rafting further upstream on the Dalaman river.
